Questions, answered
The things sellers ask us most, before they book a visit.
My agent says sell it as-is, buyers will do their own thing anyway. Is that right?
It's common advice, and it can cost sellers money. Buyers might be ready to redecorate, but an empty or tired property makes them fear what they can't see yet, and that fear can turn into lower offers or none at all. One of our clients had reduced their price several times on that advice. After staging, the property sold at its original home report value.
Is staging worth it, or is it just money out?
We can only point at results. One flat took an offer over asking four hours after listing. Another sold over home report in under a week. It doesn't suit every property though, which is exactly why the first visit is free: we'll tell you if staging isn't the right spend before you commit to anything.
Won't it make the place feel like a cold showroom?
The opposite, done right. Every room is staged for its own shape and light rather than from a standard package, and the aim is warmth. As one client put it, staging “turns a blank white box into a proper home”.
How much does it cost?
Staging starts from £995. The exact price depends on the size of the property and how many rooms need staging, so we quote each project individually. The first visit is free and in person. We'll walk the property with you and give you a clear, no-obligation price for exactly what it needs.
How long does staging take?
Once the plan is agreed, most properties are installed in a single day. We time the install so your home is photography-ready straight away, and your listing launches with its strongest images from day one, when buyer interest is at its peak.
How long do we keep the furniture?
Eight weeks' rental is included — longer than is typical. If your sale takes longer, extending is usually straightforward. And when it's done, we handle the de-staging too.
Do you stage occupied homes, or only empty ones?
Both. Empty properties get a full staging, with furniture and styling throughout the rooms that matter most to buyers. If you're still living in your home, we restyle what you have, editing, rearranging and adding pieces where needed so the property presents at its best.
Which areas do you cover?
Dundee and Angus are home turf. We also take on projects across Fife and St Andrews, through Perthshire, and up to Aberdeen. If you're nearby but not sure, just ask. The visit costs nothing.
My property is already on the market. Is it too late?
Not at all. Several of our projects had sat empty on the market for months before we were called in. Staged, they went on to sell, some within weeks. Restaging with fresh photography gives a stale listing a second launch, and buyers a reason to look again.
